It is essential that your contractor be licensed and insured before any work is undertaken. Check with the state agency that handles the licensing of professionals and your local Better Business Bureau for any complaints on file.
Here are some helpful tips to follow when hiring a contractor:
- Get at least three estimates from different licensed and insured contractors for the same job.
- Ask your contractor for references, and follow up with those references.
- Ask your contractor for proof of insurance. If the contractor does not have disability and worker's compensation insurance, you may be liable for accidents on your property.
- Read your contract very carefully, including warranty information on any products used to strengthen your home.
- Never make full payment up front. Reputable contractors will accept payment based upon percentage of work completed.
- Obtain lien waivers to ensure that no one who supplied materials can put a lien on your home because the contractor did not pay them.
- Make sure that the products used meet code requirements in your area and all appropriate building permits have been pulled.
